Cost to build a 2-bedroom house in India (2026)
13 October 2026 · 4 min read
A 2-bedroom house is a different budget from one country to the next, and from one finish to the next in the same street. These are the figures for India in 2026, worked out from published, dated rates rather than a single price per square foot: the house itself, and everything a real build pays for around it.
A 2-bedroom house of about 1,080 sq ft, with two bedrooms and one bathroom, standard finishes, built by a contractor in Bengaluru with a boundary wall, costs about ₹38 lakh all in — between ₹31 lakh and ₹46 lakh. Land is extra. Rates checked October 2026.
By the finish you choose
The finish changes two things at once: the size of the rooms, and the rate per square foot, which is for the house alone. A house at Bengaluru prices, materials and labour through a contractor, from foundations to finishes. It excludes land, architects' fees, approvals, interior decoration and anything outside the walls. The all-in figures add what a real build also pays for.
| Finishes | House, per sq ft | 2-bed, all in |
|---|---|---|
| Basicabout 750 sq ft | ₹1,500–2,000 | ₹21,00,000 |
| Standardabout 1,080 sq ft | ₹2,000–2,800 | ₹38,20,000 |
| High-endabout 1,510 sq ft | ₹3,000–4,400 | ₹78,40,000 |
By where you build
The same house with standard finishes, in each part of India the rates cover:
| Where | Likely, and the range |
|---|---|
| Bengaluru | ₹38,20,000₹31 lakh to ₹46 lakh |
| Mumbai and around | ₹45,80,000₹37 lakh to ₹55 lakh |
| Delhi NCR | ₹40,10,000₹32 lakh to ₹48 lakh |
| Kerala (Kochi, Kozhikode, Thiruvananthapuram) | ₹37,40,000₹30 lakh to ₹45 lakh |
| Chennai, Hyderabad or Pune | ₹34,40,000₹28 lakh to ₹41 lakh |
| Kolkata | ₹32,40,000₹26 lakh to ₹39 lakh |
| Another city (Jaipur, Lucknow, Coimbatore, Indore…) | ₹30,50,000₹25 lakh to ₹36 lakh |
| Small town or village | ₹26,70,000₹22 lakh to ₹32 lakh |
From each city's published range for the same house, set against Bengaluru's. Kerala's rates sit with the big cities because its labour is the dearest in the country; small towns and villages are an allowance.
Where the money goes, phase by phase
The standard house in Bengaluru, split the way it is built. Each phase carries its share of the contingency and of prices rising while it waits its turn.
| Phase | Likely | Share |
|---|---|---|
| Plans, approvals and fees | ₹1,59,000 | 4% |
| Site preparation | ₹85,500 | 2% |
| Foundation | ₹2,84,000 | 7% |
| Walls up to the roof | ₹8,67,000 | 23% |
| Roofing | ₹4,03,000 | 11% |
| Windows and doors | ₹3,31,000 | 9% |
| Electrical and plumbing | ₹5,49,000 | 14% |
| Plastering and finishes | ₹6,40,000 | 17% |
| Boundary wall, drains and paths | ₹4,99,000 | 13% |
| Total | ₹38,20,000 | 100% |
The building itself, from the foundation to the last coat of paint, is about ₹36 lakh of that. It's the part a builder quotes for, and the figure to hold their quote against.
A bedroom more, or fewer
| House | Floor area | All in |
|---|---|---|
| 2-bedroom house | 1,080 sq ft | ₹38,20,000 |
| 3-bedroom house | 1,350 sq ft | ₹47,10,000 |
| 4-bedroom house | 1,560 sq ft | ₹54,10,000 |
| 5-bedroom house | 1,830 sq ft | ₹63,00,000 |
An extra bedroom usually brings a bathroom with it, which is why the step up is more than the room alone.
What moves the price
- Your own builders instead of a contractor: about 11% less, if someone you trust is on site every day.
- Two storeys instead of one, the same 1,080 sq ft: about 9% more. Less foundation and roof, but a concrete slab, a stair and a heavier frame.
- Clay or black cotton soil: about 3% more. Rock near the surface: about 3% more. A sloping site: about 3% more.
- Wet ground or near a wetland: about 12% more, and it needs approval from your State Wetlands Authority and the local planning authority before work starts.
- Prices rising while you build: materials in India are rising about 7% a year. These totals allow for a 12-month build starting now.
What's in the figure, and what isn't
In: the house, site preparation, drains and connections, a boundary wall and gate, plans and approvals, a 15% contingency and prices rising over the build. Not in: the land, a borehole, a septic tank, solar power and furniture. What those extras cost, and where every rate comes from, is in the guide to the cost of building a house in India.

Price your own house, then get quotes against it
The building cost calculator for India works from these same rates. Tell it your bedrooms, bathrooms, floors, ground and finish, and it prices your house phase by phase, ready to turn into your budgets in Trace My Build. Then ask service providers where you're building for quotes: each one is set against these rates, phase by phase, so a price far under the range is flagged before you choose. Not sure how to choose?
