Cost of building a house in Zimbabwe, Kenya, Nigeria, South Africa and Ghana

Five countries, one way of pricing them. Each figure below is the same house — three bedrooms, two bathrooms, one floor, standard finishes, a contractor and a boundary wall — priced in the country's main city from published, dated building rates. The house alone is the rate per square metre a builder would quote; all in adds site works, a wall and gate, plans and approvals, a 15% contingency and prices rising over a year-long build. Land is extra.

Reading these numbers
Compare within a country, not across them. Each figure is in the currency the house is paid for, and a square metre buys different things in each place: South African rates include VAT, Nigerian ones include the contractor's margin, and Nigerian foundations run deep enough to take nearly twice the share of the house they do elsewhere.
What does travel is the shape. In all five, the walls, the services and the finishes carry most of the cost; the ground and the choice of builder move it more than people expect; and the items outside the house — a wall, a borehole, a septic tank — add up to more than a first budget allows.
