Cost of building a house in India (2026)
13 October 2026 · 6 min read
Indian builders quote by the square foot, and the same house can be quoted at ₹1,500 or ₹4,000 depending on what is in the package: the grade of steel and cement, the tiles, the doors, and whether the roof slab's waterproofing is in it at all. Here is what a family house on its own plot costs to build in 2026 through a contractor, what sits inside that figure, and what sits outside it.
A three-bedroom, two-bathroom house of about 1,350 sq ft, standard finishes, built by a contractor in Bengaluru with a boundary wall, costs about ₹47 lakh all in — between ₹38 lakh and ₹56 lakh. Land is extra. The house alone is ₹2,000–2,800 per sq ft. Rates checked October 2026.
The price per square foot
The rate per square foot is for the house alone. A house at Bengaluru prices, materials and labour through a contractor, from foundations to finishes. It excludes land, architects' fees, approvals, interior decoration and anything outside the walls. The totals here add what a real build also pays for — site preparation, drains and connections, a boundary wall and gate, plans and approvals, a 15% contingency and prices rising over a year-long build.
| Finishes | House, per sq ft | 3-bed, all in |
|---|---|---|
| Basicabout 910 sq ft | ₹1,500–2,000 | ₹24,90,000 |
| Standardabout 1,350 sq ft | ₹2,000–2,800 | ₹47,10,000 |
| High-endabout 1,880 sq ft | ₹3,000–4,400 | ₹97,30,000 |
A higher finish costs more per square foot and the rooms get bigger too, which is why the high-end house comes to more than twice the basic one.
By the size of the house
The same standard finishes, built by a contractor in Bengaluru, for a smaller or a bigger house:
| House | Floor area | All in |
|---|---|---|
| 2-bedroom house | 1,080 sq ft | ₹38,20,000 |
| 3-bedroom house | 1,350 sq ft | ₹47,10,000 |
| 4-bedroom house | 1,560 sq ft | ₹54,10,000 |
| 5-bedroom house | 1,830 sq ft | ₹63,00,000 |
Where the money goes, phase by phase
The standard house above, split the way it is built. Each phase carries its share of the contingency and of prices rising while it waits its turn. The split follows Construction Estimator India's per-square-foot costs by part of the house, 2026.
| Phase | Likely | Share |
|---|---|---|
| Plans, approvals and fees | ₹1,96,000 | 4% |
| Site preparation | ₹1,07,000 | 2% |
| Foundation | ₹3,55,000 | 8% |
| Walls up to the roof | ₹10,80,000 | 23% |
| Roofing | ₹5,03,000 | 11% |
| Windows and doors | ₹4,14,000 | 9% |
| Electrical and plumbing | ₹6,87,000 | 15% |
| Plastering and finishes | ₹8,00,000 | 17% |
| Boundary wall, drains and paths | ₹5,60,000 | 12% |
| Total | ₹47,10,000 | 100% |
Budgeting by phase is what catches an overspend while there is still a choice to make: if the foundation has used its budget and the walls haven't started, you know now, not at the roof. More on that in construction costs by phase.
What moves the price
Where you build
Bengaluru sets the price. Against it:
- Mumbai and around: about 20% more
- Delhi NCR: about 5% more
- Kerala (Kochi, Kozhikode, Thiruvananthapuram): about 2% less
- Chennai, Hyderabad or Pune: about 10% less
- Kolkata: about 15% less
- Another city (Jaipur, Lucknow, Coimbatore, Indore…): about 20% less
- Small town or village: about 30% less
From each city's published range for the same house, set against Bengaluru's. Kerala's rates sit with the big cities because its labour is the dearest in the country; small towns and villages are an allowance.
Who builds it
Hiring your own builders and buying the materials yourself comes to about 11% less than a contractor. The contractor's margin goes, but more is lost to waste, theft and delays, and someone has to supervise every day — so it only saves money when someone you trust is on site.
The ground
- Clay or black cotton soil, dug out to firm ground and backfilled: about 3% more overall.
- Rock near the surface, broken out for the foundations: about 2% more.
- A sloping site, with stepped foundations and some retaining: about 3% more.
- Wet ground or near a wetland, usually a raft foundation, drains and a raised floor: about 12% more. It also needs approval from your State Wetlands Authority and the local planning authority before work starts, and some wetlands can't be built on at all.
Going up instead of out
The same 1,350 sq ft over two storeys comes to about 8% more. The footprint halves, so there is less foundation and roof, but the upper floor needs a concrete slab, a stair and a heavier frame.
Prices rising while you build
Materials in India are rising about 7% a year, so work done late in a build costs more than the same work done at the start. The totals here allow for a 12-month build starting now.
Extras most houses here need
| Item | Typical cost |
|---|---|
| Boundary wall, per metre | ₹3,937–4,921 |
| Gate (allowance) | ₹30,000–1,20,000 |
| Borehole, installed | ₹1,10,000–3,20,000 |
| Septic tank | ₹50,000–1,40,000 |
| Solar power for a family house | ₹1,75,000–2,95,000 |
Worth knowing about building in India
- Compare quotes on the same package. Ask each contractor which brands of cement, steel, tiles and fittings their rate per square foot assumes, and whether GST is in it.
- In Bengaluru in August 2026 cement was ₹433–476 a 50 kg bag and TMT steel ₹66–78 a kg (InfraLens). Building costs there have risen 6–8% a year for three years.
- A compound wall is priced by the running foot: ₹1,200–1,500 for a nine-inch brick wall five to six feet high, with its foundation and plaster (HouseYog, March 2026). The gate and paint are extra.
- A borewell is ₹1.1–2.4 lakh drilled and fitted at 400–600 feet, and ₹1.6–3.2 lakh at 600–800 feet (StudioMatrx, July 2026). Many states want a permission before you drill.
- Architects' fees of about 5–8% of the build, plan sanction from the corporation, municipality or panchayat, and interiors sit outside the rate per square foot.
Where these figures come from
Every rate is quoted from a named, dated source, checked in October 2026. Where nothing published could be found, the figure is a quantity surveyor's allowance and marked as one.

Price your own house
The building cost calculator for India works from these same rates. Tell it the bedrooms, bathrooms, floors, ground and finish, and it prices your house phase by phase. In Trace My Build, one tap turns the estimate into phase budgets, and every payment after that is tracked against them.
